Epsilon prepared a series of Institutional Master Plan filings, including an IMP Amendment for expansion of the Allston campus in the short-term, and an IMP Notification Form for the anticipated build-out of 4,000,000 to 5,000,000 sf of development over the next 20 years, including substantial new transportation and utility infrastructure. The University proposes a mix of institutional uses, including academic and research facilities, museum space, and student housing, as well as retail and commercial uses to activate the streetscape. Campus-wide sustainability measures underlie the development program, including LEED-certification of buildings, ambitious alternative transportation measures, state-of-the-art and alternative energy sources, and aggressive water conservation and water reuse strategies. The IMP strives to respect a local planning initiative, the North Allston Strategic Framework for Planning, developed by the community and the BRA. The IMP for Harvard's 20-year Master Plan is anticipated to be filed in the summer of 2007, and Epsilon is also responsible for documentation for two projects introduced in the IMP Amendment for two projects subject to Large Project Review.
Epsilon is preparing the BRA submittals for a 4-building complex on Western Avenue involving approximately 538,000 sf of above-ground programming and approximately 158,000 sf of shared research facilities below-grade. The Science Complex is centered around a courtyard that will be accessible to the public, and which will provide future connections to green space envisioned elsewhere on Harvard's Allston campus as part of the University's 20-year Master Plan. The proposed building has set a goal of Gold LEED Certification, and involves various public amenities, including commercial and retail spaces, a science exhibition area, and a cafeteria. Located on a 4.5-acre brownfields site, when completed the project will transform the predominantly paved property into a green and inviting urban landscape.
