2025
Preservation Massachusetts’ Paul & Niki Tsongas Award
The Custom House Block, located on Central Wharf in downtown Boston, is a National Historic Landmark and a defining feature of the city’s historic waterfront. Completed in 2024, the rehabilitation of the building addressed long-deferred exterior and interior preservation needs while maintaining its architectural character. The project included extensive repairs to the brick and granite façade, restoration of multi-wythe load-bearing masonry walls, and installation of new historically appropriate windows. Original shutters were replicated and installed throughout the building. Inside, the project retained and restored original brick walls, wood structural components, and flooring, preserving the building’s historic fabric.
Preservation Massachusetts’ Mayor Thomas M. Menino Legacy Award
The Historic Round Hill Summit project involved the rehabilitation of six significant buildings on the former Clarke School for the Deaf campus. The project involved the adaptive reuse of the six historic buildings within a landscaped campus setting for new office and residential uses, including: Gawith Hall (1875), Adams House (1891), Hubbard Hall (1915), the Boiler House (1929), Skinner Hall (1932), and the Engineer’s Cottage (1935). Despite continued use over the years, the buildings had suffered long-term deferred maintenance. The project converted them into a mix of residential and commercial office uses while retaining key historic features
Preservation Massachusetts’ Mayor Thomas M. Menino Legacy Award
The Earl Company Factory, a rare surviving wood-frame industrial building associated with Leominster’s historic comb and plastics industry, has been thoughtfully rehabilitated into 17 high-quality residential units. Originally constructed in 1899, the building’s conversion involved careful restoration of key architectural features, including replicated wood clapboard siding, historic replica windows, and reconstructed entry doors that mirror the original factory entrances. With the project now complete, the building is scheduled to be individually listed in the National Register of Historic Places.

2024
Preservation Massachusetts’ Mayor Thomas M. Menino Legacy Award
34 East Springfield Street in Boston (South End) received a 2024 Mayor Thomas M. Menino Legacy Award from Preservation Massachusetts. The project transformed a previously vacant, four-unit property into five affordable one-bedroom apartments specifically for veterans. Epsilon served as the historic preservation consultant for the project.
Preservation Massachusetts’ Paul & Niki Tsongas Award
The Lower Basin Barracks located in Boston received a 2024 Preservation Massachusetts Paul & Niki Tsongas Award, its highest honor. It was also recognized in 2023 receiving the prestigious Officer Station Design Gold Award in the Law Enforcement Facilities III Category. The project included the rehabilitation of the Upper Basin Barracks, preserving the historic character of the building, while modernizing it to meet functional needs, and created a public green space that serves as a gateway to Boston’s Esplanade. Epsilon served as the historic preservation consultant for the project.
Preservation Massachusetts’ Robert H. Kuehn, Jr Award
Frost Terrace located in Cambridge received a 2024 Robert H. Kuehn, Jr Award from Preservation Massachusetts. The project includes three historic houses with four apartments each and a modern addition with 28 units. The main house was moved 15 feet west and 8 feet north to fit the streetscape. The complex features private green space, a community room, EV chargers, a laundry room, and on-site management. Epsilon served as the historic preservation consultant for the project.
Preservation Massachusetts’ Robert H. Kuehn, Jr Award
The Forest River Bathhouse & Pool located in Salem received a 2024 Robert H. Kuehn, Jr Award from Preservation Massachusetts. The project restored the historic bathhouse into the fully accessible Forest River Outdoor Recreation & Nature Center, preserving its exterior stucco, corner quoins, roof parapet design, pool entrance, and north entrance gates. Epsilon served as the historic preservation consultant on both projects.
Ruth H. Silman Award for Climate Change Project of the Year
The Vineyard Wind 1 Project was honored with the Ruth H. Silman Award for Climate Change Project of the Year. Epsilon is honored to be a key project team member, responsible for leading the permitting effort on Vineyard Wind 1, the nation’s first large-scale offshore project.

2023
Preservation Massachusetts’ Mayor Thomas M. Menino Legacy Award
The Emerson & Sophia Prescott House in Leominster and The Pierce Building in Dorchester each received a 2023 Mayor Thomas M. Menino Legacy Award from Preservation Massachusetts. The Pierce Building also received a Preservation Award from the Boston Preservation Alliance. Epsilon served as the historic preservation consultant on both projects.
Preservation Massachusetts’ Paul & Niki Tsongas Award
The Elias Brookings School located in Springfield received a 2023 Preservation Massachusetts Paul & Niki Tsongas Award, its highest honor. It was also recognized by the Springfield Preservation Trust with its 2022 Preservation Award. Epsilon served as the historic preservation consultant for the project.

2022
Affordable Housing Finance Readers’ Choice and Best Historic Rehab Development Awards
The Mary D. Stone Apartment Buildings in Auburn, Massachusetts won Affordable Housing Finance’s top award, beating nearly 100 other contestants from across the country, and was also voted as Best Historic Rehab Development by the readers of the publication. Epsilon Principal Doug Kelleher and Preservation Planner Brielly McGlauflin worked closely with the property owner, Pennrose, and architectural firm DiMella Shaffer since 2017 to complete the state historic tax credit application process of rehabilitating the former school to affordable senior housing.
Preservation Massachusetts’ Mayor Thomas M. Menino Legacy Award
Epsilon provided historic preservation planning services to leading mechanical contractor J.C. Cannistraro by securing state and federal historic tax credits for its redevelopment of Building 16 in the former South Boston Naval Annex, located at 25 Fid Kennedy Avenue in South Boston, Massachusetts, which was recognized with the Mayor Thomas M. Menino Legacy award.
Preservation Massachusetts’ Paul & Niki Tsongas Award
Liberty Affordable Housing Inc. in Fall River, Massachusetts and The Center for Human Development in Greenfield, Massachusetts, both Epsilon clients, each received a 2022 Paul & Niki Tsongas Award from Preservation Massachusetts for successful rehabilitation and adaptive reuse of these historic buildings.

2021
Environmental Business Council of New England’s Nicholas Humber Environmental-Energy Award for Outstanding Collaboration
Epsilon Principal Dave Hewett, along with representatives from the City of Worcester, Worcester Redevelopment Authority, Worcester Red Sox, Gilbane | AECOM Hunt Joint Venture, W. L. French Excavating Corporation, D’Agostino Izzo Quirk Architects, Sanborn, Head & Associates, Inc., Skanska USA, Inc., Madison Properties, Foley Hoag LLP, Wilcox & Barton, Bohler, Haley & Aldrich, Inc., the Massachusetts Department of Environmental Protection – Central Regional Office, MassDevelopment, the U.S. Environmental Protection Agency, and Polar Beverages received this award for their joint effort on the Polar Park project.
