Grand Re-Opening of Central Grammar Apartments

On Friday, May 3rd The Community Builders, Inc., Gloucester Development Team, elected officials and residents celebrated the grand re-opening of the Central Grammar Apartments in Gloucester, MA. Constructed in 1889 and significantly enlarged in 1922, the former school building was converted to 80 residential units in the 1970s. In 2009, The Community Builders and the Gloucester Development Team embarked on a substantial rehabilitation of the historic former school building. The project involved significant repairs to the building's exterior masonry and original slate roof as well as upgrades to the mechanical systems, residential units and community spaces.
The project has received high praises from both the National Park Service and Massachusetts Historical Commission, notably for the replacement of the 1970s era windows and the reintroduction of wood, true-divided windows throughout the building.
Epsilon provided historic tax credit consulting services to the project team, securing more than $3.6 million in combined state and federal historic tax credits for the owner.
