Originally built in 1915 as an apartment building, 78–80 Porter Road has served the Cambridge community for generations and eventually became an affordable housing property. After more than a century of use, the building had never undergone a major modernization and still relied on many of its original systems. To improve living conditions while preserving the building’s historic significance, the Cambridge Housing Authority undertook a comprehensive rehabilitation focused on modernization, sustainability, and long-term preservation.

The rehabilitation brought significant upgrades while respecting the building’s historic character. Outdated systems were replaced, insulation was added, exterior masonry was repaired and repointed, and inappropriate vinyl windows were replaced with historically appropriate alternatives. Inside, all units were updated with new kitchens and bathrooms, while original trim, fireplaces, wood flooring, and staircases were carefully restored. The project also incorporated accessibility improvements, including two fully barrier-free apartments on the ground floor, helping ensure the building could better serve current and future residents.

78–80 Porter Road stands as a strong example of how affordable housing rehabilitation can balance preservation with contemporary needs. Sustainability measures were integrated throughout without compromising the building’s historic appearance, and the work strengthened its architectural character through thoughtful repairs and restoration. The project also required close coordination among government agencies, preservation specialists, contractors, and community organizations, including the temporary relocation of residents during construction. Now home to 26 households, the building continues to serve as an important family housing property and demonstrates the lasting value of investing in historic community assets.

Epsilon’s team of Historic Preservation professionals helped secure state and federal historic tax credits for the rehabilitation of 78–80 Porter Road, supporting the modernization and long-term preservation of this historic affordable housing property. In addition, Epsilon prepared the National Register of Historic Places nomination for 78–80 Porter Road. The project balanced sustainability upgrades, accessibility improvements, and sensitive rehabilitation while maintaining the building’s architectural character and continued residential use.

78–80 Porter Road received the Mayor Thomas M. Menino Legacy Award from Preservation Massachusetts in 2026, recognizing projects that reflect community-focused preservation, collaboration, and long-term investment in historic neighborhoods. The project demonstrates how sustainability, accessibility, affordable housing, and historic preservation can successfully coexist.
