Preservation Massachusetts' Mayor Thomas M. Menino Legacy Award

Epsilon provided historic preservation planning services to, secure state and federal historic tax credits for the adaptive reuse of Building 16 in the former South Boston Naval Annex. The vacant navy building was converted to an assembly and manufacturing facility. This project was a 2022 Preservation Massachusetts Mayor Thomas M. Menino Legacy Award recipient.

Overview

Epsilon is honored to have supported this important project and its recognition as a Preservation Massachusetts Menino Award recipient. Epsilon provided historical preservation planning services for the redevelopment of Building 16 in the former South Boston Naval Annex, located at 25 Fid Kennedy Avenue in South Boston. Epsilon secured state and federal historic tax credits to assist in financing the project and drafted a National Register nomination for the building and former South Boston Naval Annex.

Built in 1940 in Art Deco style for the U.S. Navy and called “Building 16”, the metal clad building historically served as a metal fabricating and ship repair facility located next to Dry Dock #3. It sat idle for more than two decades after the South Boston Naval Annex closed in 1974, only briefly used again used by Boston Sand & Gravel to store materials during the Big Dig. After an adaptive reuse project, the building now serves as an HVAC and plumbing materials assembly and manufacturing facility. Renamed "The FID” the building houses many skilled trade employees working on construction projects throughout Massachusetts.

Contribution

Epsilon provided historical preservation planning services to leading contractor J.C. Cannistraro securing state and federal historic tax credits for its redevelopment of Building 16 in the former South Boston Naval Annex, located at 25 Fid Kennedy Avenue. The building was rehabilitated in a manner preserving its historic character, while making necessary upgrades to function as a modern facility.

Menino Legacy Award celebrates projects that are transformative, catalytic, embrace the community, create partnerships, and revitalize the best of the past to make something good for the future. Epsilon is honored to have supported Cannistraro in this important project and its well-deserved recognition as a Preservation Massachusetts Menino Award recipient.
